Real Capital Analytics is MSCI's global database of commercial property transactions, investors and loans. MSCI bought RCA in 2021 and still sells it under that name within its real estate data and analytics line, next to Mortgage Debt Intelligence, Index Intel, Performance Insights, climate risk tools and the MSCI Private Real Estate Indexes. MSCI cites $50 trillion+ of transactions, 120,000+ investor and lender profiles and data from more than 170 countries. It is built for institutional capital markets work, and that explains why people look elsewhere. Pricing is quote-based on enterprise terms, its institutional, global capital-markets focus is more than a regional broker or smaller investor needs, and it does not center on lease comps, true-owner contact details or loan-level CMBS surveillance, which many teams need alongside sales data.
Start by naming the job. If it is US sales and lease comps for valuation and pitching, a comps database is the better fit. If it is pricing trends and research for institutional allocation, an independent research house substitutes well. If it is finding owners and their transaction histories for prospecting, a property intelligence tool is cheaper and more direct. And if the real question is debt, maturities and refinancing risk, a loan data platform answers it better than a transaction database.

The leading commercial real estate information, analytics, and online marketplace platform.
Why pick it over MSCI Real Capital Analytics: CoStar is the broadest substitute for US transaction work: its COMPS Professional sales comps cover the US, UK and parts of Canada, alongside lease comps, property records, market analytics and the CoStar Commercial Repeat-Sale Indices. It suits brokers, appraisers and investors who need sales and leasing data in one subscription. It is premium-priced on annual contracts and less global than RCA.
Subscription CRE research, pricing data, REIT analytics, and news for institutional investors.
Why pick it over MSCI Real Capital Analytics: Green Street is the closest institutional alternative: verified sales comps for deals of $5M and up, the Commercial Property Price Index for the US with Canadian and European versions, REIT analytics, debt data and independent sector research. It suits investors who want pricing context and research, not just a deal list. Subscriptions are quote-based and aimed at institutions.
Crowdsourced CRE lease and sale comps: a free credit-based Exchange for brokers and appraisers, and paid data for investors and lenders.
Why pick it over MSCI Real Capital Analytics: CompStak crowdsources lease and sale comps from brokers, appraisers and researchers, with sale comps that include price, cap rate, NOI and the true buyer and seller across 105 US markets. Qualifying professionals can use the free Exchange by contributing comps for credits, while investors and lenders pay for subscription access. It is US-only and depends on member contributions in each market.
CRE intelligence platform combining exclusive data partnerships with machine learning.
Why pick it over MSCI Real Capital Analytics: Reonomy, an Altus Group business, covers 53M+ US commercial properties and 68M+ transactions, with full sales history, debt and lien records and the people behind LLCs. It is the pick for brokers and lenders who use transaction data to find and contact owners. Plans start at $400 a month on an annual subscription with a free trial, but it has no global coverage or capital flows analytics.
CMBS and CRE loan data and analytics for surveillance, valuation, and portfolio monitoring.
Why pick it over MSCI Real Capital Analytics: Trepp is the alternative when debt is the question: CMBS deal and loan surveillance, loan valuation and property-level financial data used by bond investors, lenders and banks. Fitch Group agreed in April 2026 to acquire it. It does not replace RCA's sales transaction coverage, and pricing is enterprise and quote-based.
CRE and CMBS loan data, analytics, and valuation platform for investors, lenders, and brokers.
Why pick it over MSCI Real Capital Analytics: CRED iQ joins securitized CRE debt, including CMBS, CRE CLO and agency multifamily loans, to ownership, sales and comps, with maturity pipelines and distress alerts for sourcing refinance and acquisition leads. Published pricing starts at $625 a month billed annually, with a free view-only trial. Its strength is loans, not a full transaction history of private deals.
Yardi's market intelligence arm - rents, occupancy, ownership, and loan data across 180+ US markets.
Why pick it over MSCI Real Capital Analytics: Yardi Matrix offers property-level research with ownership, transaction history and loan intelligence across 180+ US markets, strongest in multifamily, office, industrial and self storage. Published pricing starts at $199 per user per asset class per month for one metro. Costs rise with each asset class and metro, and it does not cover international markets.
Yes. MSCI acquired Real Capital Analytics in 2021 and still sells it as Real Capital Analytics within its real estate data and analytics line, alongside Mortgage Debt Intelligence, Index Intel and the MSCI Private Real Estate Indexes.
CompStak's Exchange is free for qualifying brokers, appraisers and researchers who contribute comps. Among paid tools, Yardi Matrix starts at $199 per user per asset class per month and Reonomy starts at $400 a month on an annual subscription.
Few match RCA's global reach. Green Street publishes price indexes for the US, Canada and Europe, and CoStar's sales comps cover the US, UK and parts of Canada. The other options here are US-focused.
MSCI does not publish pricing. Access is quote-based and sold through MSCI's sales team, typically on institutional terms.
