Best Broker Tools for Commercial Real Estate (2026)

TL;DR

There is no single "broker stack." Most producing brokers run a marketplace (Crexi), a CRM-plus-marketing platform (Buildout or RealNex), and one or two point tools for analysis or commissions. Almost nobody in this category publishes pricing, with TheAnalyst PRO ($699.99/year) as the honorable exception. Here's how the 7 that matter break down.

Broker tools are a strange category. Half the products are all-in-one platforms that promise to replace your entire workflow. The other half do exactly one thing — commission splits, property websites, investment flyers — and do it well. Both approaches work. What doesn't work is buying an all-in-one platform and then using 10% of it, which is what most brokerages actually do.

We went through the 33 broker tools in our directory and cut it down to 7. We dropped the platforms that have quietly gone dark (Apto's website is no longer accessible, and Rethink CRM's domain is now a gambling site — seriously), the ones that got absorbed into bigger companies, and the ones that are services firms rather than software.

Buildout started as a marketing tool and has grown into the closest thing this category has to a default choice: CRM, marketing, prospecting data, and back-office automation in one connected platform, used by over 50,000 CRE brokers. Its 40M+ property database gives prospecting real teeth, and the modular structure means you can start with one product and expand instead of buying everything on day one.

The trade-off: it's built for brokerages, not landlords or investors, and every product is quote-priced. Its newer AI features (Rethink+, Showcase AI) are promising but still maturing.

Best for: Listings and marketplace reach without CoStar money

Crexi is a marketplace first and a broker tool second, but it earns a spot here because the free tier alone is useful: basic listings, property search, and limited data access at zero cost. With 500,000+ active listings, it has become the credible alternative to LoopNet, with a noticeably more modern interface. Paid tiers add enhanced listings, deal management, analytics, and lead tracking, up to Crexi Intelligence and API access at the enterprise level.

Be honest with yourself about your market, though. Crexi's inventory is still thinner than CoStar/LoopNet in some markets, and institutional players tend to default to the incumbents.

What's good

Its RX Data layer (property records, ownership, loans, tenants) feeds predictive analytics that flag likely buyers and sellers, and 60+ presentation templates keep your output looking consistent.

The knock on it is polish. The interface feels dated next to Buildout, and its market share and community are smaller. But for a solo broker or small team who wants one login instead of five, it's genuinely more affordable than assembling the equivalent from enterprise tools.

Brokers at CBRE, Lee & Associates, and Stirling use it, and since it's now part of LightBox, it plugs into that company's property data and the RCM deal-marketing platform.

Simplicity cuts both ways. It has less marketing and analytics muscle than Buildout, and being inside LightBox may nudge you toward the rest of that ecosystem. If your problem is "my CRM is empty because it's a pain to use," that trade is worth it.

It handles 5- and 10-year cash flows before and after tax, lease-vs-own analysis, and demographic infographics, replacing the spreadsheet-and-InDesign grind with branded reports in minutes.

It is not ARGUS, and it doesn't pretend to be. Complex institutional valuations and portfolio-level analysis are out of scope, and there's no real CRM or deal management. For a broker producing BOVs and OMs every week, that's usually fine.

CommissionTrac does one unglamorous thing: it tracks deals, calculates commission splits, manages invoices and installments, and generates broker statements. If your brokerage still reconciles splits in Excel — and most do — this is the kind of tool that pays for itself the first time it catches an error that a spreadsheet wouldn't have.

It's a niche product from a small Austin company, so don't expect it to run your whole brokerage or integrate with everything. It handles commissions. That's the pitch.

It is marketing-only. No CRM, no deal management, and its document portal is basic compared to a proper virtual data room. Pair it with a CRM rather than expecting it to be one.

The split to notice: Buildout and RealNex want to be your whole stack, Crexi wants to be your marketplace, and ClientLook, TheAnalyst PRO, CommissionTrac, and SharpLaunch each solve one problem well. Most brokerages end up with one platform plus one or two point tools.


The bottom line

If you're building a brokerage stack from scratch, start with Buildout and add Crexi's free tier for marketplace exposure. Solo broker on a budget? RealNex or ClientLook plus TheAnalyst PRO covers CRM, analysis, and marketing for less. And if your back office is still calculating splits by hand, CommissionTrac is the least exciting and most immediately useful purchase on this page.
