Pick your role and see what to buy first, what to add once a clear trigger hits, what to skip for now, and what the stack costs per month at the vendors' published prices.

Most CRE software is sold to newcomers in the wrong order: the big data subscription first, the boring system of record later. These stacks start with the tools that run the business day to day, many of them free or under $100 a month, and add the expensive ones only when a specific trigger makes them pay for themselves. Each role page names one or two honest alternatives for every slot, so you can swap a pick without losing the logic.
| Role | Sized for | Lean stack | Fuller stack |
|---|---|---|---|
| Solo commercial broker | 1 seat | $89/mo | $388/mo |
| Brokerage team (5 to 20 agents) | 10 agents plus 1 marketing coordinator | $1,135/mo | $1,810/mo |
| Emerging sponsor or syndicator | 1 to 2 sponsors | $12/mo | $810/mo |
| Small residential landlord (10 to 100 units) | 40 residential units, self-managed | $12/mo | from $114/mo |
| Growing property manager (500 to 2,000 units) | 1,000 residential doors managed for third-party owners | from $1,490/mo | from $4,174.50/mo |
| Small developer or land acquisition team | 2 people | $196.67/mo | $648.67/mo |
| Small commercial landlord | 4 buildings, 30 tenant suites | $210/mo | $357/mo |
| Acquisitions and investment analyst | 1 analyst seat | $82/mo | $550/mo |
Lean = the Start with tools. Fuller = lean plus every Add when tool, minus what it replaces. Quote-only tools are listed on each page but not totaled.

Every price comes from the vendor's own pricing page, turned into a monthly figure. An annual price is divided by 12, and per-seat or per-unit prices are multiplied by the seats or units each role assumes. Every line shows that basis and the date we checked it.
Tools that are only sold by quote are still listed where they fit, labeled "pricing on request", and left out of the totals. A stack that includes them will cost more than the total shown.
When a vendor publishes only a starting price ("from" or "starting at"), we use that figure and mark the line and the total "from". Expect a higher quote as seats or units grow.
When a vendor's site blocked our automated check, we used the price in our own listing only where it is the vendor's published figure, and the line says it was not rechecked.
The lean total is everything under Start with. The fuller total adds every Add when tool and drops any starter tool it replaces. Totals exclude tax, payment processing, screening fees paid by applicants, onboarding and setup fees, and hardware.
This is desk research from vendor documentation and published pricing, not hands-on testing. No vendor pays for a place in these stacks.
At published prices, a self-managing landlord with about 40 units or a first-time sponsor can start at $12 a month, and a solo commercial broker at $89. At the other end, a manager with 1,000 doors pays from $1,490 a month for the system of record alone, and its fuller stack costs from $4,174.50 a month. Quote-only tools come on top of these figures.
They do not publish prices. CoStar, Yardi Voyager, Juniper Square, ARGUS and most enterprise platforms are sold by quote, often by market, seat or portfolio size. We list them where they fit, label them pricing on request, and keep them out of the totals rather than guess.
Often, yes. Free listing tiers, free rent estimates, free bookkeeping such as Stessa Essentials and free Excel underwriting models cover a surprising amount of a first year. Each role page says where a free tier is genuinely enough and what trigger tells you it no longer is.
Not yet. Most loan origination, servicing and draw management software for commercial real estate is sold by quote only, so a cost total would be mostly blank. The CRE loan servicing and debt management buyer's guides cover that software in depth.
Each line shows the date its price was last checked against the vendor's site, and the totals are rebuilt from those lines whenever the site is published. Vendors change plans often, so confirm the price on the vendor's page before you buy.
