BUYER'S GUIDE
Best Property Tax Management and Appeal Software for CRE Portfolios
Updated October 2026 · 10 min read
TL;DR
Dedicated property tax software is a small field, and much of it now belongs to one company: Ryan, LLC bought Altus Group's property tax business, including itamlink, in January 2025. itamlink is the most real-estate-specific tool, covering assessments, appeals, bills, payments, accruals and tenant allocations. CSC's PTMS and AppealTrack suit tax departments and consultants that run appeals at volume. Avalara Property Tax is best when you also file personal property returns. Accruent's Lucernex adds tax tracking for existing users, and Cotality monitors and pays bills as a service. For the comparable values behind an appeal, assessor data from Reonomy, ATTOM, Regrid, PropertyShark or ParcelQuest helps.
Property tax is a major operating cost for commercial property, and the cycle that sets it is local and unforgiving: an assessor values each parcel, the owner gets a notice, there is a short window to challenge the value, and the bill follows. Each county or city sets its own calendar, so a portfolio spread across many jurisdictions has dozens of different notice dates, appeal windows and installment deadlines. Missing a window usually means paying on the assessed value until the next chance to appeal. Software earns its keep by putting all of those dates on one calendar.
This guide covers software that tracks those values and deadlines, manages appeals, and handles bills, payments and accruals for commercial portfolios. It describes what the software does; it is not tax or legal advice, and appeal rules differ by jurisdiction.
Software vs Consultants vs Data
- Property tax management software is a system of record: parcels, values, notices, appeal deadlines, bills, payments and accruals, used by an in-house team or a consultant.
- Property tax consultants file and argue appeals, often for a contingency fee on the savings. Many owners use both: software to track every parcel and a consultant to fight the biggest assessments. Ryan, LLC, which now owns itamlink, also runs a large consulting practice.
- Property data platforms show assessed values and tax history for any parcel, which helps find comparable properties for an appeal but does not track your deadlines.
What to Look For
- Jurisdiction content. Preloaded due dates, rates and forms save the most time. Ask how many of your jurisdictions are covered and who updates them.
- Notice and bill capture. OCR or extraction from paper and PDF notices and bills, so values and amounts are not typed in.
- Appeal calendar and tracking. Filing deadlines, hearing dates, evidence, outcomes and savings for every parcel.
- Value trending. Year-over-year changes and comparisons with assessor data to flag parcels worth appealing.
- Payments, accruals and allocations. Bill approval, payment feeds to AP, accruals and true-ups, and allocation to tenants for recoveries.
- Integrations. A link to your property accounting system (Yardi, MRI or others) for payments and recoveries.

The 5 Best Property Tax Tools for Commercial Portfolios
1. itamlink
Best for: Owners and occupiers of multi-property real estate portfolios with an in-house property tax team
itamlink is the most real-estate-specific tool here. It manages the whole property tax cycle for each parcel: itamlink Capture turns paper bills and notices into data, bills are tracked, reviewed, approved and submitted for payment, values can be trended to find appeal opportunities and errors, and appeal dates and documents sit on a built-in calendar with notifications and savings tracking. It also builds property tax budgets, forecasts and accruals across properties, parcels and jurisdictions, and tracks buildings and tenants across parcels so taxes can be allocated for recoveries [2].
Standard integrations connect it to Yardi, MRI and Nexus for payments, and it is SOC 2 Type II certified. Ownership is the main thing to understand: Rethink Solutions built itamlink, Altus Group bought it in 2022, and Altus sold its property tax business to Ryan, LLC in January 2025 [1]; the site now says itamlink is powered by Ryan's tax.com. Ask about the roadmap and about which jurisdictions and countries are covered, which the site does not state. Pricing is by demo.
What's good
- Built for real estate tax teams, with tenant allocations
- Assessments, appeals, bills, payments and accruals in one system
- Standard Yardi, MRI and Nexus integrations
- SOC 2 Type II, SSO and audit logs
What's not
- No published pricing
- Changed owners twice since 2022
- Jurisdiction coverage not stated on the site
Pricing: Quote after a demo.
2. CSC PTMS & AppealTrack
Best for: Corporate tax departments, consultants and law firms that run appeals at volume
CSC sells two property tax products. PTMS handles compliance for business personal and real property: it imports asset lists and depreciates them using assessor tables for returns, flags missing or over-assessed value notices and bills, reads notices and bills with OCR, comes preloaded with calculation methods, tax rates, forms and due dates from thousands of jurisdictions, and feeds payments to AP, apportions tax to tenants and divisions, and produces projections, accrual true-ups and journal entries [4].
AppealTrack manages appeals: it analyzes properties and estimates appeal savings and refunds, compares your parcel values with assessor data, supplies jurisdictional parcel data, tracks hearing dates and deadlines on a central calendar with automated notifications, autofills and batch-prints appeal forms, and generates letters to appeal boards [3]. AppealTrack is aimed at law firms, accountants and corporations, so it also suits consultants who run appeals for clients. CSC is a long-established corporate services company; pricing for both products is by inquiry.
What's good
- A dedicated appeals product with a hearing and deadline calendar
- Preloaded rates, forms and due dates from thousands of jurisdictions
- Strong on personal property returns as well as real property
- Tenant and division apportionment for recoveries
What's not
- No published pricing
- Built for tax specialists more than property managers
- Jurisdiction coverage not listed on the product pages
Pricing: By inquiry.
3. Avalara Property Tax
Best for: Companies with both real and personal property that want one compliance system
Avalara Property Tax brings real and personal property tax data, documents, notices, bills, payments and appeals into one cloud hub with a due-date calendar and workflow engine. It extracts and validates data from uploaded bills and notices while keeping the source files, compares assessments with deadline tracking for review dates to help identify appeal opportunities, prepares personal property returns on current jurisdictional forms, and reports liabilities and filing status to support forecasts and accruals, with third-party payment integration [5]. Avalara says it covers all 50 states for real property [6].
It grew out of Avalara's 2021 purchase of CrowdReason and launched under the Avalara name in 2023 for in-house teams and accounting firms [7]. Its strength is personal property compliance, so a pure real estate owner may find itamlink or CSC more focused. Property tax pricing is by quote; the $69 a month plans on Avalara's site are for sales tax.
What's good
- Real and personal property in one system
- Automated extraction from bills and notices
- Due-date calendar with workflows and approvals
- Backed by a large tax compliance vendor
What's not
- No published property tax pricing
- Leans toward personal property compliance
- US only; we found no Canadian coverage
Pricing: Quote on request.
4. Accruent (Lucernex)
Best for: Retail and corporate real estate teams already running leases in Lucernex
Accruent's Lucernex real estate platform has a Property Taxes sub-module in its Parcel module that tracks tax assessments, tax bills and tax appeals and generates tax payments and recoveries for each parcel, with one or more tax summary records per parcel for county, city and special assessment authorities [8].
It is not a standalone property tax product, and it lacks the preloaded jurisdiction content of CSC or Avalara, but for a tenant or owner that already keeps leases, sites and projects in Lucernex it puts tax next to the rest of the property record and avoids another system. Pricing is by quote.
What's good
- Assessments, bills and appeals on the same parcel record as leases
- Generates tax payments and recoveries
- No extra system for existing Lucernex customers
What's not
- Only useful if you use Lucernex
- No published jurisdiction content or appeal calendar detail
- No published pricing
Pricing: Quote on request.
5. Cotality Commercial Tax Solutions
Best for: Owners and lenders who want tax bills monitored and paid as a service, not appeals
Cotality (formerly CoreLogic) runs a commercial property tax service for monitoring, reporting and payment. It says it has more than 850,000 commercial properties and 1.5 million parcels under tax service, disburses more than $20 billion a year in property tax payments, works with more than 22,000 tax agencies, and serves 7 of the top 10 US commercial mortgage servicers [9]. Its Commercial Tax Portal, launched in April 2026, is available to corporations, REITs and private investors as well as lenders and servicers [10].
This is the payment and delinquency side of property tax, rooted in lending. Cotality's pages do not describe assessment review or appeals, so pair it with an appeals tool or consultant if reducing the tax is the goal. Pricing is by quote.
What's good
- Large-scale bill monitoring and payment across 22,000+ tax agencies
- Portal open to owners, not only lenders
- Long track record with commercial mortgage servicers
What's not
- No assessment review or appeal workflow described
- Built around lender tax service
- No published pricing
Pricing: Quote on request.
Data for Appeal Research
An appeal usually argues that a parcel is assessed higher than comparable properties or its market value. These directory-listed data sources show assessed values and tax history for other parcels, which helps build that comparison. None of them tracks your own deadlines.
- Reonomy shows assessed land and improvement values, market value, tax amount and three years of tax history on each property, with a filter for year-over-year tax change [11].
- ATTOM returns assessed values and taxes through the assessment endpoint of its property API, covering more than 160 million properties [12].
- Regrid includes county-supplied parcel, land and improvement values and tax amounts in its parcel schema, though Regrid notes these fields are not standardized across counties [13].
- PropertyShark lists assessed and market values, tax class, exemptions, abatements and tax history, and is strongest in New York City [14].
- ParcelQuest covers all 58 California counties, with tax bill and delinquency search on its top tier [15].
Also Worth Knowing
- SigerTax from Sigercon is property tax software for consultants and internal tax professionals, tracking proposed, rendered and hearing values, appeals, personal property returns and payments. It is a smaller vendor and is not listed in this directory.
- Ryan, LLC sells its own property tax software under the tax.com brand alongside itamlink. Ryan's site blocked our automated checks, so we have not described those products.
- If you only own a few properties, a spreadsheet calendar of notice dates and appeal windows, checked against each assessor's website, plus a consultant for the largest parcels, may be enough.
- Altus Group sold its property tax business to Ryan in January 2025 and no longer offers property tax services [1].
How to Choose
- Choose itamlink if you own or occupy many properties, have an in-house tax team and want tax tied to your property accounting and tenant recoveries.
- Choose CSC PTMS and AppealTrack if you run appeals at volume, as a corporate tax department, consultant or law firm, or file many personal property returns.
- Choose Avalara Property Tax if personal property returns are a large part of the job alongside real property.
- Use Accruent Lucernex if your leases and sites already live there.
- Use Cotality if your main need is making sure every bill is tracked and paid on time, and add an appeals tool or consultant to reduce the tax itself.

How We Researched This Guide
We worked from each vendor's own product pages, help documentation and press releases, checked in October 2026. itamlink, CSC PTMS and AppealTrack, and Avalara Property Tax were added to the directory for this guide, after confirming each is an established product with independent coverage; the other tools were already listed. We did not run these products ourselves. Ryan's website blocked our automated checks, so its own products are not described. No vendor publishes property tax software prices, so we say so rather than estimate. This guide describes software; it is not tax, legal or valuation advice. Rankings reflect fit for commercial real estate owners managing property tax across a portfolio, and no vendor paid for placement.

Frequently Asked Questions
What does property tax management software do?
It keeps a record of every parcel in a portfolio with its assessed values, notices, appeal deadlines and outcomes, tax bills, payments, budgets and accruals. Tools such as itamlink, CSC PTMS and Avalara Property Tax add calendars and alerts for jurisdiction deadlines, extraction from paper notices and bills, and payment feeds to accounts payable.
Can software file a property tax appeal for me?
Software tracks and prepares appeals: CSC AppealTrack, for example, autofills appeal forms, tracks hearing dates and compares your values with assessor data. Filing rules, evidence and hearings vary by jurisdiction, and many owners use a property tax consultant or attorney for the appeal itself.
Who owns itamlink?
Ryan, LLC. Rethink Solutions built itamlink, Altus Group acquired it in 2022, and Altus sold its property tax business, including itamlink, to Ryan in a sale that closed on January 2, 2025. The itamlink site says it is now powered by Ryan's tax.com.
How do I find comparable assessments for an appeal?
Property data platforms show assessed values and tax history for other parcels. Reonomy, ATTOM, Regrid, PropertyShark and ParcelQuest all include assessor data, with different coverage and pricing; CSC AppealTrack also compares your parcel values with assessor data inside the appeal workflow.
How much does property tax software cost?
None of the dedicated vendors in this guide publishes prices; itamlink, CSC, Avalara, Accruent and Cotality all quote on request, usually based on the number of parcels or accounts and the modules you need.
