Dealpath and TermSheet both replace the spreadsheet-and-email approach to tracking real estate deals, and both now lead with AI that extracts data from offering memoranda. They differ in scope and in who stands behind them. Dealpath is an independent, real-estate-only vendor that reports more than 300 firms as customers. TermSheet wins for firms that want one system from site selection through project delivery and into the hold period. Intapp Properties combines deal evaluation with GIS mapping across more than 152 million parcels, two-way Excel syncing for pro formas, schedule and line-item cost tracking with a Procore integration, and portfolio intelligence that consolidates actuals from Yardi, MRI and RealPage. Its target list includes developers, retailers rolling out stores and corporate real estate teams as well as private equity real estate. The caveats: pricing is not published, the TermSheet name is being retired in favor of Intapp branding, and a broader platform usually means a longer rollout.
