Radix Underwriting and Clik.ai sit at the institutional end of AI underwriting. Both read rent rolls, operating statements and T-12s, normalize them, and push the result into Excel-based underwriting models, and neither publishes prices. The split is asset class and buyer.
Radix Underwriting is the platform long known as redIQ, which Radix announced it had acquired in August 2024. It is multifamily only. It ingests rent rolls, operating statements and T-12s as PDF or Excel, can pull data from property management systems including Yardi, Entrata, ResMan and AMSI, flags anomalies, fills gaps in incomplete financials with machine learning and auto-populates assumptions from Radix market data. Outputs keep formulas intact, and a QuickSync Excel add-in pushes data into a firm's existing templates. Radix Software holds a SOC 2 Type II report at company level, and customers named on its site include Nuveen, Alliance Residential, Berkadia and Avenue5. The caveats: the rebrand is still in progress (the redIQ site says the final cutover is coming), it does nothing outside multifamily, and pricing is by demo.
Clik.ai is broader and leans toward lenders. Its AutoUW module reads operating statements, rent rolls and T-12s in Excel, PDF, scanned or image form, or through an API, into lender-specific Excel-compatible models, and it populates Fannie Mae and Freddie Mac agency workbooks. Asset classes span multifamily, office, retail, industrial, hotel, healthcare, senior housing and student housing. Around the core it offers loan onboarding, portfolio analytics, a Salesforce integration, a Trepp partnership and a lease abstraction service. Named customers include Newmark, Lument, Northmarq, Colliers and Webster Bank. The caveats: its security page lists SOC 2 Type 1, it mixes software with services so scope varies by engagement, and pricing is by demo.
Choose Radix Underwriting if you are a multifamily investor, broker or lender who wants underwriting tied to market rent data and your existing Excel templates. Choose Clik.ai if you are a lender or servicer underwriting several property types, need agency workbook population, or want extraction delivered alongside services.
Yes. Radix announced its acquisition of redIQ in August 2024 and is rebranding the platform as Radix Underwriting. The redIQ site still carries a banner about the final cutover.
Radix Underwriting is multifamily only. Clik.ai lists multifamily, office, retail, industrial, hotel, healthcare, senior housing and student housing.
No. Both are sold through demos and quotes.
Clik.ai, which populates Fannie Mae and Freddie Mac underwriting workbooks directly. Radix Underwriting serves lenders too, but its strength is multifamily market data and Excel template sync.
