Your first raise is mostly relationships, a sound model and clean paperwork. Software matters less than it looks in the first deal and a lot more by the second, when investor reporting, distributions and K-1s start to repeat. Start with free underwriting and bookkeeping, and buy an investor portal when the investor count makes email and spreadsheets risky.

A sponsor, or two partners, raising a first fund or the first one or two syndications for multifamily or small commercial assets, with one or two legal entities and no investor relations staff yet.
A model investors and lenders can follow: rent roll, operating budget, debt and waterfall.
Rent comps to defend the pro forma.
Income and expenses by property, ready for your CPA.
Investor CRM, subscriptions, e-signature, accreditation checks and a portal.
Deeper multifamily comps once you underwrite every week.

The essentials for day one. These make up the lean total.
Free, widely used Excel models for acquisitions, development and equity waterfalls. You keep every assumption visible, which investors and lenders expect to see anyway.
Alternatives: TheAnalyst PRO (web-based analysis and marketing reports, $699.99/yr or $89.99/mo); Property Metrics (web-based underwriting, pricing on request)
Residential rent estimates with 20 nearby comps per search and portfolio tracking, enough to sanity-check a multifamily rent roll. The free plan (5 comps, 5 properties) may be enough for a single deal. Commercial rents still come from broker comps.
Alternatives: Rentometer (rent comps by address; the vendor site blocks automated checks); HelloData (unit-level multifamily comps, $300 per user per month)
Free bank feeds, property-level income and expense tracking and basic reports for each asset. Fund accounting, capital accounts and K-1s still go to your CPA or fund administrator.
Alternatives: Baselane (free banking-led bookkeeping; Smart is $20/mo on an annual plan)
Worth buying once the trigger applies. These, minus anything they replace, make up the fuller total.
Add when you raise from more than about 10 investors, or start a second deal.
Investor CRM and fundraising for 5 team members, with clear per-entity pricing ($249 per entity per month). That pricing adds up with every SPV. Standard ($566/mo for 2 entities) adds distributions and reporting for capital already raised.
Alternatives: Cash Flow Portal (Syndication Suite starts at $699/mo); Agora Real Estate (from $749/mo on a yearly term)
Add when you underwrite multifamily deals most weeks and need unit-level comps and concessions.
Automated rent surveys with unit-level data and rent trends, 10 saved surveys per user. It replaces most of what RentCast does for multifamily, but keep RentCast for single-family and small-property checks if you buy both.
Alternatives: Rentometer (lighter and cheaper rent comps)
Tools newcomers are often sold too early, and what has to be true before they pay off. Not included in either total.
The standard for institutional GPs, with fund administration and deep reporting. It is sold by quote and built for firms with many funds and an investor relations team; a first-time sponsor pays for depth it will not use yet.
A capable portal, but it publishes no prices and starts with a 12-month agreement plus an onboarding fee. Compare it once you are past the first deal and know your reporting needs.
ARGUS Enterprise is the valuation standard for multi-tenant office and retail, with tiered pricing by quote. Most first syndications, especially multifamily, underwrite fine in Excel.
Assumptions: 1 to 2 sponsors; 2 legal entities for portal pricing; Annual billing where it is offered and cheaper; US prices before tax.
Totals are rebuilt from each line's published price whenever the site is published, and exclude tax, payment processing, onboarding fees and hardware. How we built these stacks.
For the first deal, very little: a free Excel model such as the A.CRE library, rent comps (RentCast Pro at $12/mo billed annually), and free bookkeeping such as Stessa Essentials. That lean stack is $12 a month. Your attorney and CPA matter more than software at this stage.
Usually once you pass about 10 investors or start a second deal, when subscriptions, accreditation checks, distributions and quarterly reports start to repeat. Covercy's Fundraising Starter is $498/mo for 2 entities at published prices; Cash Flow Portal starts at $699/mo and Agora at $749/mo.
It is excellent for institutional sponsors but sold by quote and designed for firms running many funds with investor relations staff. The fuller emerging sponsor stack, with a portal and unit-level rent data, comes to $810 a month at published prices.
