Best PropStream Alternatives (2026)

Updated November 2, 2026. Independent editorial; how we research.

PropStream is a nationwide property data and lead generation platform for residential investors, wholesalers and agents: 160+ million property records, 165+ filters and 20 pre-built lead lists, comps and calculators, mobile apps and a marketing suite for mail, email and landing pages. It has been owned by Stewart Information Services since November 2021, and in July 2025 it bought BatchLeads and BatchDialer, which still run as separate products with their own subscriptions. Plans are published at $99, $199 and $699 a month, less on annual billing, with a 7-day trial that includes 50 leads. The reasons people shop around are structural. Skip tracing is not included on Essentials, so owner phones cost 12 cents a contact or a PropStream Connect add-on; mail, emails, extra users and document images are billed on top; every plan caps monthly saves and exports; and the data model is built around residential motivated-seller lists, which leaves commercial and land prospectors paying for filters they do not use.

Decide which slice of PropStream you actually use. If it is building lists and reaching owners, an all-in-one alternative that bundles contacts or prices them lower may cost less in practice. If it is driving neighborhoods, pick the tool with the strongest field app. If it is comps and deal math, a dedicated analysis app is far cheaper. If your deals are commercial buildings or land sites rather than houses, you need ownership or zoning data that PropStream's residential lists do not lead with. And if you only want the raw data in your own CRM, buy it as a feed.

Top PropStream Alternatives

1.

PropertyRadar

160M+ property records with owner contacts, 30+ distress signals, and built-in multi-channel marketing.

Why pick it over PropStream: PropertyRadar is the closest all-in-one replacement: public records on 160M+ properties and 318M+ mortgages across 3,000+ counties, 30+ distress signals, and outreach by phone, text, email, mail and online ads from the same list, with API access on every paid plan. Plans run from $119 a month, or $99 on annual billing, after a 5-day trial. Contact allowances are tight on the lower tiers (250 phones and emails a month on Solo), and the dialer and SMS are priced separately.

2.

DealMachine

Nationwide property and owner data with skip tracing, a Driving for Dollars app, direct mail and API access for investors.

Why pick it over PropStream: DealMachine suits investors who find deals in the field: the Driving for Dollars app with route tracking and instant owner lookups is included on every plan, alongside 150M+ properties, 240M+ people records, skip tracing and pay-per-piece postcards. Plans are per seat with monthly data credits, from $119 a month, and a free account lets you explore before paying. Credits are spent on contact reveals and exports, so heavy list builders should size the plan carefully.

3.

BatchLeads

Property list building, skip tracing, AI dialing, and direct mail for high-volume investor prospecting.

Why pick it over PropStream: BatchLeads bundles owner phone numbers and emails into every plan, from $119 a month for 10,000 leads and three users, with AI lead scoring and an optional AI dialer at $89 a month. It is the pick if PropStream's per-contact skip tracing is your main complaint. Note that PropStream now owns BatchLeads, so it is a different product rather than a different vendor, and leads and exports above the monthly cap cost 4 cents each.

4.

Plotzy

AI parcel search with two-level zoning, owner contacts and exports across 150M+ US parcels.

Why pick it over PropStream: Plotzy is the pick if your deals are land or commercial sites where zoning decides value: search 150M+ parcels across 3,200+ counties by permitted use, lot size, land use, owner type and sale date, with two-level zoning on every parcel, owner contact lookup and CSV export. It is month to month at $180 to $300 with a 7-day trial and no credit card. It is not a residential wholesaling tool: owner contacts are metered (25 a month on Starter, 100 on Production), there are no skip-traced lists at scale, no dialer or direct mail, no comps or mortgage and equity data, and the product is still labeled beta.

5.

Reonomy

CRE intelligence platform combining exclusive data partnerships with machine learning.

Why pick it over PropStream: Reonomy, an Altus Group business, covers the commercial side PropStream does not lead with: 53M+ US commercial properties, 200+ filters, machine-learning ownership that resolves LLCs and trusts to real owners, and sales, debt and lien history for timing outreach. Monthly and annual plans include 1,000 exports a month and a trial is available on request. Plans start at $400 a month on an annual subscription, and there are no residential distress lists or built-in marketing.

6.

DealCheck

Property analysis app for rentals, flips, BRRRR, and multi-family deals with comps, offers, and branded reports.

Why pick it over PropStream: If you mostly opened PropStream for comps and calculators, DealCheck covers that job for a fraction of the cost: sales and rental comps with ARV and rent estimates, and analysis for rentals, flips, BRRRR and multifamily. There is a free plan, Plus at $10 a month and Pro at $20, with a 14-day trial on paid plans. It has no lead lists, owner data or skip tracing, so it replaces only the analysis half.

7.

BatchData

Bulk property data and APIs: ownership, AVMs, mortgages, permits, skip tracing, and contact enrichment.

Why pick it over PropStream: BatchData sells the data layer without the app: property, mortgage, pre-foreclosure and owner data plus skip tracing by API or bulk delivery, with published plans from $1,000 a month for 100,000 property records and $2,000 a month for 100,000 skip traces. It is self-funded and separate from PropStream, which bought BatchLeads but not BatchData. Choose it when an engineer will feed your own CRM; the entry price is far above a seat license.

Frequently Asked Questions

Who owns PropStream?

PropStream is owned by Stewart Information Services, which acquired it in November 2021. In July 2025 PropStream acquired BatchLeads and BatchDialer; BatchLeads remains a separate product with its own subscription and login.

Does PropStream include skip tracing?

Not on the $99 Essentials plan, where skip tracing costs 12 cents per contact or comes with the PropStream Connect add-on from $30 a month. Pro and Elite include skip tracing through PropStream Connect, with additional contacts at 10 cents each.

What is the cheapest PropStream alternative?

For deal analysis alone, DealCheck has a free plan and paid plans from $10 a month. For list building with owner contacts, PropertyRadar starts at $99 a month on annual billing, and BatchLeads at $119 a month includes phone and email skip tracing on every plan.

Which alternative is better for commercial or land deals?

Reonomy is built for commercial buildings, with ownership behind LLCs and debt history. For land and development sites where zoning drives value, Plotzy searches parcels by permitted use and lot size with owner contact lookup, though its contacts are metered and it has no comps or mortgage data.
