Visual Lease is an enterprise lease administration and lease accounting platform covering the full lease lifecycle plus ASC 842, IFRS 16 and GASB 87 compliance for both real estate and equipment leases. CoStar Group acquired it in November 2024 and is aligning it with its Real Estate Manager business. It fits large corporate occupiers with finance, legal, procurement and real estate teams sharing one lease record. The reasons people look elsewhere are consistent: enterprise-only pricing on annual contracts, implementations that run long for complex global portfolios, screens that still feel dated while the interface is modernized, and uncertainty about pricing and roadmap under new ownership.
Decide which half of Visual Lease you actually use. Finance teams that mostly need journal entries, disclosures and audit-ready compliance can move to an accounting-first tool that is simpler and often faster to implement. Real estate teams that live in critical dates, renewals and transactions may be better served by a tenant-side lease management platform. If leases are one piece of a larger facilities and portfolio problem, an IWMS with a lease accounting module consolidates vendors. Smaller portfolios that want people alongside software have service-led options too.
Lease accounting software for compliance with financial regulations.
Why pick it over Visual Lease: FinQuery, formerly LeaseQuery, is the most direct swap for the accounting side: ASC 842, IFRS 16 and GASB 87 compliance with automated journal entries and disclosure reporting, sold to organizations from small businesses to large enterprises. It also handles prepaids and accruals. Pricing is quote-based, and operational lease management is thinner than Visual Lease, so real estate teams may still need a separate tool.
Integrated lease administration and lease accounting with FASB, IFRS, and GASB compliance for corporate teams.
Why pick it over Visual Lease: Lease Harbor covers both lease administration and lease accounting in one system, with FASB, IFRS and GASB compliance, configurable reporting, ERP integrations and turn-key implementations advertised in days. Its 25-plus years and 1,800-plus clients make it the closest independent equivalent for mid-size to Fortune 100 portfolios. There is no published pricing and no free trial.
Lease management and transaction management for corporate tenants.
Why pick it over Visual Lease: Occupier is built for tenants and tenant-rep brokers rather than accountants: lease abstraction, critical dates, approval workflows and transaction management with ASC 842 compliance included, and a free trial. It fits corporate real estate teams managing office, retail or industrial leases. It is a smaller company, unsuitable for landlord operations, and pricing is not published.
Corporate real estate and lease management software.
Why pick it over Visual Lease: Quarem pairs lease management software with a dedicated in-house services team that abstracts leases, tracks critical dates and payments, and knows your portfolio. Choose it if implementation effort and internal staffing are what make Visual Lease hard. The service-led model is less scalable and less technically ambitious than pure SaaS, and pricing is set per engagement.
AI-driven lease accounting and real estate management software.
Why pick it over Visual Lease: Nakisa offers lease accounting for all three major standards inside a broader IWMS that also covers portfolio management, capital projects and facility management, with ties to HR and finance data. It suits enterprises that want one vendor for real estate operations and lease compliance. Full IWMS deployment is complex, and it has less US CRE recognition than the specialists.
Facilities, asset, and lease management software for the built environment.
Why pick it over Visual Lease: Accruent, owned by Fortive, bundles lease administration and ASC 842 and IFRS 16 accounting into a facilities and asset management suite used across healthcare, retail, education and government. It makes sense when leases are one of several building problems you need to manage. Expect enterprise pricing, a heavy implementation and some dated modules from its acquisition history.
CoStar Group. It announced the acquisition in October 2024 and closed it on November 1, 2024, adding Visual Lease to its CoStar Real Estate Manager business line.
FinQuery, formerly LeaseQuery, is the most focused option, automating journal entries, disclosures and compliance for ASC 842, IFRS 16 and GASB 87 without a full operational lease management layer.
Occupier offers a free trial of its tenant-focused lease management and ASC 842 platform. Visual Lease, FinQuery, Lease Harbor and Nakisa are all quote-based with no published free trial.
For enterprises that also manage space, facilities and capital projects, yes: Nakisa, Accruent, Planon and IBM TRIRIGA all include lease accounting modules. Companies that only need lease administration and accounting usually find a dedicated tool simpler and quicker to implement.
