Our Verdict

TestFit and Deepblocks both answer the developer's first question about a site: what fits here, and does it pencil? Both pair 3D massing with financial outputs and both now publish prices. The difference is how far each goes on the design side versus the numbers, and how much each costs to get going.

TestFit is the more mature design engine. Its generative tool produces an AI-generated site plan with 3D massing that you then edit, across multifamily, single-family, industrial, data centers, retail, hotels and parking, with automatic takeoffs for parking, infrastructure and earthwork. The Site Intelligence add-on layers zoning, flood, wetland, soil and utility data onto the site, and the Pro Forma add-on keeps the model live-linked to the plan. Designs push to Revit and export to AutoCAD, SketchUp, Excel and PDF. Parking Solver is $195 a month with unlimited users, while the full Site Solver starts at $15,000 a year and the Portfolio tier at $20,000. The caveats: the jump to Site Solver is large, the data layers are US datasets, and no free trial is stated.

Deepblocks is lighter and cheaper. Its DEV product shows live 3D massing beside an editable pro forma whose returns update as you change assumptions, with tutorials for multifamily, condo, retail, office, hotel and industrial schemes, and exports to branded PDF and CSV. Coverage is US cities only, built on request, and plans are priced by the number of cities, from $99.99 a month for about five to $499.99 for about thirty. The caveats: coverage is not published as a map, several modules (including the AIM site selection product) are still listed as coming soon, and its design tools are simpler than TestFit's generative layouts.

Choose TestFit if you need detailed, editable site plans across many building types, especially parking-heavy or industrial schemes, and will hand the result to an architect in Revit. Choose Deepblocks if you mainly need quick massing-plus-returns studies in a handful of US cities at a low monthly cost.

TestFit

✓Generates editable site plans and 3D massing in minutes across multifamily, industrial, data center, retail, hotel and parking typologies
✓Pro Forma add-on is live-linked to the site plan, so returns update as the layout changes
✓Published pricing, including a monthly Parking Solver plan with unlimited users
✓Pushes to Revit and exports to AutoCAD, SketchUp, Excel and PDF
✗Full Site Solver starts at $15,000 a year, a large step up from the entry plan
✗Site Intelligence data layers (zoning, flood, wetlands, soils) are US datasets
✗No free trial stated on the pricing page

Deepblocks

✓3D massing and a live pro forma in one early-stage model
✓Published monthly pricing starting under $100, unusual for feasibility software
✓Branded PDF and CSV exports make studies easy to share with partners
✗US cities only, and coverage is built on request rather than published
✗Several modules, including AIM site selection, are still listed as coming soon
✗Plans are capped by city count, with overage billed separately

Frequently Asked Questions

How much do TestFit and Deepblocks cost?

TestFit publishes Parking Solver at $195 a month, Site Solver from $15,000 a year and Site Solver Portfolio from $20,000 a year. Deepblocks DEV runs $99.99 to $499.99 a month depending on how many cities are included.

Do they work outside the US?

Deepblocks covers US cities only. TestFit's design engine works on any site you draw, but its Site Intelligence data layers are US datasets.

Which exports to Revit?

TestFit pushes designs to Revit and exports to AutoCAD, SketchUp, Excel and PDF. Deepblocks exports PDF reports and CSV assumptions.

Do both include a pro forma?

Deepblocks includes an editable pro forma in DEV. TestFit offers Pro Forma as an add-on that stays linked to the site plan.
