Prophia and Abstria both use AI to turn commercial leases into structured abstracts you can check against the source, but they sit at different points of maturity and serve slightly different jobs.
Prophia is a lease data platform for landlords and operators. AI extracts the data, then Prophia's CRE experts audit it before it reaches you, and each value in the living abstract links back to the lease, amendment or renewal it came from. On top of the abstracts it offers stacking plans that update themselves, critical date tracking, lease benchmarking, CAM and rent roll reconciliation, a Yardi audit that checks your system of record against the leases, and an MCP connector so ChatGPT, Claude or Gemini can query portfolio data. Prophia Essentials is priced per tenant on an annual subscription with unlimited users and 215 fields; prices are not published. Founded in 2018, it says it covers 720 million square feet across 5,852 buildings, and names RXR as a customer. The caveats: it is a subscription platform rather than a one-off abstraction service, and pricing needs a sales conversation.
Abstria is a newer, narrower tool built by Al Rafay Consulting, a Microsoft partner in Illinois. It reads leases, amendments, SNDAs, estoppels, LOIs and related documents, extracts more than 200 fields per lease, and hyperlinks each one to the page and clause it came from. Review happens in a dual-panel editor beside the PDF, amendments are compared against the original so changed values sit side by side, and abstracts export to PDF or Word. A self-serve free trial is available; paid plans are by quote, and SSO and API access are Enterprise only. The caveats are real: it has a thin track record and few independent reviews, its accuracy and speed figures are vendor claims, and it does not offer Prophia's expert QA or portfolio operations features.
Choose Prophia if you own or operate a portfolio and want abstracts reviewed by people, kept current, and connected to stacking plans, critical dates and Yardi. Choose Abstria if you are an attorney, diligence team or asset manager who wants to abstract a batch of leases yourself, with every field traced to its clause, and try it free before talking to sales.
Prophia does: CRE experts audit AI output before delivery. Abstria leaves review to your team, using a side-by-side editor and a review status workflow.
Abstria offers a self-serve free trial. Prophia does not publish prices or a free plan; its full platform is sold per tenant on an annual subscription.
Abstria lists leases, amendments, SNDAs, estoppels, LOIs and acknowledgements. Prophia covers leases, amendments and renewals and links each value back to its source.
No. It is new, with few independent reviews so far, and its accuracy figures are vendor claims. Test it on leases you have already abstracted before relying on it.
