Minervian AI

Minervian AI is a web-based underwriting tool for commercial real estate acquisitions. Users upload an offering memorandum, rent roll, Excel or CSV file, PDF or screenshot, or describe a deal in plain language, and the AI extracts the inputs and proposes the assumptions the documents leave out, flagging gaps and contradictions. The arithmetic is not done by the AI: a fixed, deterministic engine builds a monthly lease-by-lease cash flow, a multi-tranche debt stack and an equity waterfall, so the same inputs always produce the same numbers. Lease modeling covers renewal probability, downtime, free rent, tenant improvements, leasing commissions and expense stops; debt covers construction, bridge, permanent, mezzanine, ground lease and seller financing with fixed or SOFR-based rates; the waterfall supports preferred return, catch-up and any number of promote tiers. Models export to a multi-tab Excel workbook, and deals can be versioned and compared. The product covers office, lab, industrial, retail and multifamily, including core, value-add and development deals and multi-property portfolios. Minervian AI Inc. was incorporated in December 2025 and the product went live in May 2026; pricing is published, with a free tier of five lifetime deals and a $25 per seat monthly plan.
