Altyst

Altyst is a browser-based real estate underwriting platform that generates complete investment models from deal documents. Users upload offering memorandums, rent rolls, and financial statements as PDF, Excel, or CSV; AI extracts the data, flags conflicts between documents with confidence levels for human review, and every figure keeps provenance back to its source. The financial math itself is deterministic rather than AI-generated: the platform builds pro forma operating models (gross rent, vacancy, expenses, NOI), sizes debt by LTV, DSCR, and debt yield constraints, models lease rollovers with tenant improvement costs, and runs base, upside, and downside scenarios with sensitivity grids. All inputs remain editable with the full model recomputing live, and outputs export as Excel workbooks with live formulas, PDF memos, and editable PowerPoint decks. Supported property types include multifamily, office, retail, industrial, self-storage, mixed-use, hospitality, and land development.
