The caveats: the open API is limited to Premium, eSignature and bank transfer fees are higher on Essential, and it offers less scope for custom fields and portfolio-level structures than Propertyware.
Propertyware wins for single-family specialists at scale. Custom fields, dashboards and reports, two-way API access, multi-location management and add-ons such as maintenance and leasing contact centers are designed around the operational pattern of dispersed homes and many owners. The caveats: the minimums and implementation fee make it poor value for small portfolios, the interface is older in feel, and it is not aimed at multifamily communities or associations.
Choose Buildium if you manage under a few hundred units, run associations, or want to be live quickly at a predictable entry price. Choose Propertyware if single-family rentals are your core business, you have several hundred homes or more, and you want to shape the system around your own processes.
