Buildium and Rent Manager are both long-established systems for small and mid-sized property managers, and they tend to appear on the same shortlists. Buildium, a RealPage company, is a cloud product purpose-built for residential managers and community associations, with a clean interface and three published plans. Rent Manager, from London Computer Systems in Cincinnati, is a highly configurable platform that handles residential, commercial, HOA, self-storage and mixed portfolios, and is known for accounting depth and customization.
Buildium wins on ease and price clarity. Its Essential, Growth and Premium plans start at $62, $192 and $400 a month, with a 14-day trial that needs no credit card. Most teams can run it without a dedicated administrator. The caveats: it is primarily residential, the open API sits on the Premium plan, live phone support starts at Growth, and per-transaction fees for eSignatures and bank transfers are higher on the lower plans.
Rent Manager wins on flexibility. It runs cash and accrual books at the same time, ships with more than 450 reports, lets you add user-defined fields and custom workflows, and offers an open API and a large integration network. Commercial features such as CAM handling and its support for storage and manufactured housing make it a better fit for mixed portfolios. The caveats: pricing is by quote across its Basic, Plus and Premium bundles, setup takes longer because there is more to configure, and the interface feels more traditional than newer cloud products.
A useful rule of thumb is how much your processes deviate from the norm. If you manage standard residential leases and associations and want software that works out of the box, Buildium will be faster to value. If you have unusual fee structures, several property types, or an accounting team that wants control over the general ledger and reporting, Rent Manager rewards the extra setup.
